read moreAsphalt is a porous material, susceptible to oxidation from the sun and damage from chemicals such as gasoline, diesel fuel, oil, and antifreeze. Asphalt will also deteriorate and ravel away. Seal coating not only makes your pavement look new again, it also protects it from oxidation and petroleum spills. Because it makes the surface less porous, it also makes asphalt easier to keep clean. We recommend seal coating to be done every 3 to 5 years depending on weather conditions and traffic. The usual time to stay off newly seal coated surfaces is 24 hours.
